Condos and Rental Properties Services
Summary
As with residential properties, we treat all
common pests. Controlling pests in condominiums and rental
properties have some characteristics that are different from
single-family homes, although many situations are similar.
Unique characteristics include:

Existence of common areas (e.g., community
centers, laundry facilities, hallways, pool areas, garages,
fences)

Walls and voids that are shared by one or more
units

A possible mix of owners and tenants for
condos

We offer cost-effective contracts
for regular inspections of the property and treatment when
necessary. We can include individual condo units or apartments in
our contract, or we can be on-call for service as needed.
Our cost-effective contracts are
individualized for each situation. The case
studies below give a flavor of the way we provide services. In
most cases, we agree to yearly contracts but the timing of service
can be at intervals that suit each case.

Studies
Condo Complex: Contract for
regularly scheduled inspections and treatment of the outside
structure, with a separate termite contract. We treat individual
units as needed for a separate price charged to the owner.
We visit this condo complex early in the spring
and apply a foundation treatment to discourage carpenter ants and
wasps. In addition, in the spring after the ground is clear, we
check all installed termite monitoring stations and repair or
refurbish stations under a separate termite contract. Condo owners
report problems they see to their condo management company, which
lets us know so we can decide how to deal with the problem.
During the summer months, we visit the complex
once a month and treat any visible or reported pest problems on
the premises (e.g., wasp nests, excessive number of pavement
ants), and also check the termite monitoring stations, which we
bait if necessary.
During the past summer, individual condo owners
contacted the management company about pest problems (mainly ants)
inside their units. With the owner's agreement, we inspected and
treated for the problems. Most condo owners prefer "one-stop
shopping" and want us to treat their units as well as the
outside. If there is a problem and we can fit it into our
schedule, we sometimes treat a unit when we are making our monthly
visit if the owner happens to catch us.
The condo owners are somewhat nervous about
security and like having a trusted local company on their
premises. Most of them know our staff and we have established good
year-to-year communication.
Large Rental Property:
Contract for scheduled weekly treatment, and on-call treatment of
individual units
We have a regularly scheduled
weekly visit to this large complex during which we treat any
non-emergency situations that have been reported by tenants or
staff in the previous week. This would include mouse droppings
seen in the electrical closet, ants reported on the entry steps,
or roaches in a vacant apartment that is being prepared for a new
tenant.
In addition, we work with the
property manager to respond to complaints from individual tenants
so that the manager can post appropriate notices and inform the
tenants how to prepare for our visit. Actual inspection and
treatment can be included in the weekly visit or, if necessary, in
a separately scheduled visit.
In the case of pests that can
affect multiple units, such as roaches and bedbugs, we work with
the manager to treat entire buildings over a period of time.
